Common Causes Of Homeowners Insurance Claims
Burst washing machine hose – As rubber hoses for your washing machine age it loses its flexibility and can burst causing a flood. This can occur when your washing machine load is out of balance causing it to move or bang around. It is a good idea to replace your rubber hoses every 3 – 5 years or consider installing a stainless steel hose.
Slow leaks around shower and tub – Water has a tendency of finding the smallest crack and starts to penetrate causing damage that can go undetected for years. As water seeps into the back of tiles, around the tub it can cause damage and mould growth. If you notice curling of vinyl flooring or loose tiles in the shower it’s a sign you have a problem. If you notice water stains on the ceiling or joists below the shower you need repair. It’s common for mould to form, sub floors be replaced and tile replacements.
Toilet seal leak if gone un-noticed can be another cause of water damage to your floor and tiles. In some cases even the sub floor will need replacing. If you notice a small pool of water near the toilet base, it could mean that the wax seal between the toilet and the flange has failed. Replace as soon as possible.
Refrigerator water-supply line leaks – These are thin plastic water lines that can become brittle over time or if kinked during installation or cleaning can be the source of a big problem. If you live in a condo and the owner below you has gone away he could come back to $10,000 – $50,000 in damage. It is a good idea to have these lines check and replaced every 5 years.
Leaking Roofs –Leaking roofs can come from any sources including: flashing that has cracked allowing water under the shingles to penetrate the roof, your gutters may be clogged, curled tiles allowing water to penetrate, skylight seal cracked, a chimney crack or the mortared joints where it meets the roof can be another source of a leak. Watch for condensation in the attic, spots or stains on the ceiling, curled roof tiles or staining in the attic.
Fireplace caused fires – plugged chimneys are a common cause of house fires and can easily be avoided through proper maintenance. Before the winter season hits spend a few hundred dollars and have your chimney inspected and cleaned for deposit build-ups.
Hot water tank leaks are very preventable if you have it serviced every 2 – 3 years. Many people forget about the hot water tank because it’s hidden in a corner or room. If you ever notice a small pool of water, rust on the outside of the tank or a strange noise replace the unit quickly. You should consider replacing your hot water tank every 10 years. Check the manufactures decal for age or lookup the serial number to find the year of your tank.
Electrical cord fires – usually the cause are too many electrical items plugged into one outlet causing overheating and fire. Check for cracked or frayed extension cords, loose wires or bare wires. Never run your electrical cords under area rugs, near electrical heaters or through walls. Make sure all your major appliances are plugged directly into your wall outlet, not an extension cord.
Unattended cooking or candle fires – We all know never to leave a stove unattended while cooking but it happens every day. A phone call takes you away from the stove for just a minute, followed by a breeze through a window igniting curtains, paper tools resulting in a fire. The same applies to candles left unattended or more often forgotten when retiring to bed.
